DCI & Koramco to develop 40MW data centre in South Korea

Today

DCI Data Centres and Koramco Asset Management have announced plans to develop a 40MW hyperscale data centre in Seonggok-dong, Ansan, South Korea.

The new facility aims to address growing demand from artificial intelligence adoption and the expansion of cloud service providers in the region. The centre will feature a purpose-built design, targeting service level agreements recognised as industry leading, and is scheduled to commence operations in 2028.

Project details

DCI Data Centres will hold the majority ownership stake and is tasked with leading the operational aspects of the project. Koramco Asset Management will be drawing from its experience in the Korean real estate sector to manage development and planning processes.

The project follows land acquisition and planning approvals obtained in 2023. An electricity usage agreement was also completed with Korea Electric Power Corporation, securing the required infrastructure for the centre's operational needs. Construction is expected to begin between late 2025 and early 2026, with an operational launch planned for 2028.

This is DCI's second project in South Korea. The company previously completed and commissioned a 20MW facility, SEL01, in Seoul's Gasan-dong district. The current project is part of DCI's expansion strategy in Asia-Pacific markets experiencing significant growth in digital infrastructure demand.

Strategy and partnership

DCI Group CEO Sumit Mukhija said: "South Korea is rapidly establishing itself as a key hub in Asia's digital economy. This project in Ansan represents a significant step in our regional expansion in key focused markets in APAC. It is designed specifically to meet the needs of AI and cloud-first workloads. We're pleased to work alongside Koramco, whose early groundwork and strong track record in real estate finance has been instrumental to getting this off the ground."

Sumit Mukhija added: "Collectively, the project partners have best-in-class knowledge and practical expertise which give us the confidence to bring the project to life quickly. Koramco's strong process expertise on planning approvals, power procurement and land development together with DCI's best-in-class data centre design, build and operational capabilities, plus the financial strength and global expertise of Brookfield, make for a powerful combination."

Hugh Park, CEO of Koramco Asset Management, said: "We are excited to take this next step in expanding our infrastructure portfolio with the development of our second data centre facility in the region. This project reflects our commitment to supporting the digital economy and aligning ourselves with high quality partners, like DCI.

Hugh Park continued: "Koramco will continue to focus on attractive industries with strong tailwinds and concentrate investments on assets that are expected to grow sustainably over the long-term."

Udhay Mathialagan, Managing Partner, Infrastructure, and CEO of the Global Data Centre Group at Brookfield Asset Management, stated: "This joint venture reflects our ongoing commitment to putting our global capital to work in South Korea and highlights our continued focus on digital infrastructure across the Asia-Pacific region. We are actively expanding DCI's footprint in APAC to meet accelerating demand for cloud and AI-driven solutions. DCI continues to grow its strong foothold by securing and delivering projects that are critical to the evolving needs of hyperscale customers."

Location and scale

The project will be built within the Sihwa National Industrial Complex on a site covering approximately 10,448 square metres. The data centre will comprise five storeys with a total floor area of 26,871 square metres. Its design aims to offer high reliability, redundancy, and uptime, with the capability to support the infrastructure needs of both cloud and AI-driven workloads.

The site's location provides access via Naman-san IC and is adjacent to major roads, including National Route 77, contributing to favourable construction and operational logistics.

The Ansan Seonggok-dong Project is also Koramco's second data centre initiative, following the completion of the K-Square Gasan Data Centre in Seoul's Gasan Digital Complex at the end of June 2025. Koramco has indicated ongoing expansion through additional large-scale projects in other national hubs such as Yonghyeon in Uijeongbu and Busan.

Market environment

South Korea's IT and cloud services market is projected to reach KRW 2.2 trillion by 2025, with significant investment coming from global technology firms seeking a stable environment and advanced infrastructure platforms. The partnership between DCI, Koramco, and Brookfield reflects a broader industry response to this market trend and ongoing digital transformation requirements.
